Thanks B. Greenfield for your question. Like you I have heard that over 1000 letters went out in January. That seems like quite a bit for just 2-3 weeks. I have also talked to many of my now angry neighbors about the infractions, and they think their freedom to decorate they homes has been taken away. Some of the items listed as offensive have been on their homes or in their front yards for many years and now because the management of SCA is looking for more control over us this process has begun. If I am elected to the board I will do what I can to roll back and eliminate these new infractions, and let us in SCA control our lives and our homes.

Mel, this is my understanding of what our rights are in this matter..
The current Sun City Anthem Board has taken the position that the details of the contract recently given to the SCA Manager are considered a part of personnel records. However, the statute actually reads that contracts, salary, and work hours are an exception to that chapter and are available to homeowners by simply completing a document request form and submitting it at the Anthem Center office.If you make such a request, be aware of a statement you are asked to sign stating you will not share any information you receive to an outside party. That signed statement was found to be invalid according to the Ombudsman's office, and therefore is not enforceable, unless you sign it. Therefore, to avoid any potential problem, merely make the request without signature. If asked to sign it at the Anthem Center office at time of submission, merely state that it is not required by law, and it will be accepted by Administration.If we are elected to the board, we will certainly be looking at ALL operating expenses, including payroll and benefits.

Hi Diane, and thanks for asking the right question. To be honest, this is the main reason I am running for the board. I would love to have a successful restaurant here in our community. I don't however want to have our 6th failure. I also did not move here to become a so called silent partner to a business plan that has already failed 5 times. In my short 2 years living here in SCA, I have talked to many fellow homeowners who have some great ideas on how to have food and beverages here in SCA without large never ending subsidies. I don't know why the board and management have not listened to and explored other options that don't include our homeowner dollars. That is why I am running for the board here at SCA. My 45+ years in business includes selling food to all the major casino chains here in Las Vegas, and yes I also was part owner of a restaurant in California about 10 years ago. Lets get a group of SCA restaurant experts and ask their advice.

Hi Frank, I replied to Diane earlier today about a different business plan for us here in SCA, and lets not repeat the same bad plans as before. Your plan sounds solid and fun. Choices for different food and beverage. Sad that no one replied to your presentation from the current board and management. I will put this on my list of options I have heard about for other SCA homeowners who have been there and done this.

Hi Dan. As a somewhat new home owner here in SCA, I was not here when The Foundation Assisting Seniors was located here in our facilities. I am aware that the Board and management here in SCA ended that relationship and forced them to move.
I also understand that The Foundation continues to service and support a large number of residents here in SCA. It only makes “good” business sense to have a healthy working relationship with The Foundation since over 50% of their clients live in SCA.
I would put together a group of our residents to address this issue and find a fix within the 90 days of my election to the board here in SCA. Since you have expressed such concern, you would be asked to join this advisory group.

There is absolutely no reason for we, the homeowners in SCA, to ever use our money to subsidize a restaurant. Free TV, free utilities, free advertising, etc. is a bad “business” deal for us in SCA. Some form of free rent for a limited amount of time is used by many as an incentive to sign a lease. I know as I have signed many in my career.
The details and the actual lease should have been published for all to read, comment, and approve. This will change under my watch, with the help of our team.
If something failed 5 times, why would anyone go down the same path a 6th time.

In response to your question regarding the recent recall, the majority of people I have met since moving here are unhappy with the direction and tone toward us, the home owners.
The cost as I understand was due to a management decision to farm it out rather than do it using our already paid staff.

Brian Ehlers Response to Returning Administrative Operations of SCA Clubs to Their Members:
Hi Brian.
First, based on your questions and knowledge, I have put you on my short list for advice and council after I get elected to the board.
Your background, knowledge, and past experience will help me and my team give the Clubs the freedom to operate and make decisions that worked for them in the recent past and not be told what hours they can use our facilities.
New added requirements for club functions have caused some events to be greatly reduced or canceled completely.
These new rules have been put in place by management and rubber stamped by the Board. It’s all about control of us the homeowners and control of our clubs.
The control also now effects how we send our money into our Clubs.
It’s not the bank making these changes after 20 years, it’s management and a rubber stamp board. Bad business decisions.
This will change after the election.

Joe Response to C.O.O. Monetary Authorization Limit
Hi Joe.
At this point I’m hard pressed to give you a solid answer to your question about a spending limit for our GM.
We think this new limit is in effect now and was given to the GM by the board.
Your question, is this normal, common sense tells you NO.
You are reading it like I am, and neither one of us is happy.
“WHEN” we are elected, this will be addressed the first week in May.
Let me ask you, What amount, if any, do you think is appropriate? I expect to ask you my fellow homeowner for advice and council often in the 2 years ahead. You’ve just been drafted.

In response to your questions, the answer is management and oversight. Both are missing in our current board.
The Board needs to know everything going on and needed in our community.
The Board needs to be informed by the management, staff, and listen to the homeowners to learn and listen to what is needed.
Then it’s the Board's job to prioritize and fix what is needed at the best price and options available to us.

the survey conducted by the board and management was poorly written.
It
gave us 2 bad choices.
I
know we can and will find a great tenant who will be successful
without never ending subsidies.
Second,
the current configuration was done by Del Web to be a sale closing
area to sell homes.
In
order to be successful, the layout must change.
We
can get the tenant to do this by giving them “TI’s”, (tenant
improvement money) in the form of free rent.
We
also must move the entrance so that the customers don’t enter “our”
building.
This
is an easy fix.
Trying
to put a 6th tenant in a bad layout makes no sense.

As the Campaign for a seat on the board here in SCA comes nearer to voting time I want to thank everyone who took the time to consider me and my qualifications for the job.
I also want to thank the team at New Traditions for their support and always staying positive. I think the 5 of us have extensive business experience that will lead SCA in the years ahead.
Although we are 5 unique individuals we have discussed the past, present and future needs of our community and know we can and will make a positive change to the tone and direction of our community.
We have a financial person in Barry who’s vast experience and ability to find a positive financial solution to any and all situations is badly needed on the board. Karen has the patience to explore every avenue to find the best and most practical solution to any problem we might face at SCA. Rana is our expert on the rules, laws, and how to get it through the government red tape as she has done for Seniors here in Nevada for more than a decade. And both Larry and I have been involved with businesses, leases, restaurants, committees, boards, and volunteers for over 85 years combined. The perfect group for the board of SCA.
For myself, I have been successful in the food and restaurant industry for 4 decades including owning a restaurant in the last decade. I know what it will take to have a success here in Anthem. I also owned my own business with my wife for 17 years. I was the president of the retailer association in my center and chaired several committees and workshops. I’ve been there and done it before.
So in closing I ask for your vote for me and please consider each of the candidates from the New Tradition Team. I and the rest of the team are totally committed to restoring kindness and common sense to our board and our neighborhood. We will put an end to the petty politics that have sadly divided our community.

As of today I have no idea how the election will go.

The restaurant question is why I got involved and why I am running for a seat on the board.
I have learned about several other options the board and management have had but would not change consider.
There really is no reason for long term subsidies as the board and management had 4 companies interested in coming to SCA and turned all 4 away.
The new board signing a gaming license would not be necessary since we know there already an interest for local existing gaming companies coming to SCA.
I have no problem with gaming if it makes the difference.
A food court was presented to the board and management by one of our fellow homeowners and again rejected by the management and the board.
You see a pattern here don’t you?
It must and will change thanks to support for homeowners like you.

Our current attorney has taken the opinion that much of the information is private.
We have several attorneys here in SCA that disagree with his legal opinion and this will be reviewed after our election.

Two great questions we have been asked frequently in the campaign
First, I and those on The New TraditionTeam will insist on open discussion of the issues facing us here in SCA.
Discussions and decisions will be conducted in open council sessions and in open town hall meetings.
Making decisions behind closed doors in closed sessions must stop.
Second direct communication between you the homeowner, and us, the Board will be expanded.
We want to hear from you and what you want and need.
Our belief is that we work for you, not for management.
Responsible spending and watching management recommendations will be a major Board priority.
We will review each and every item and category.
This will include salaries, employees benefits, replacing cars and equipment, legal fees, and the use of outside consultants.
There is much more and the New Tradition Team and I believe certain areas are in greater need of review and examination prior to approving large expenditures.

It a tree is not blocking someone or something, and it isn't dangerous, why apply a rule?

Great question, and the most in depth question asked of us.
You did your homework.
I like the overall idea of the bill of rights, but I am concerned about the interpretation of some of the points.
Points 7 and 8 can be a problem based on who is evaluating “oversight” and “conflict of interest”, but 1-6 and 9-10 are just plain common sense business decisions.
That’s why and what I and the New Tradition team stand for.
